Director, I will view our residents as the “customer” and prioritize advocating on behalf of those having concerns. Not all
issues can be resolved to everyone’s satisfaction – but often there are commonsense solutions that simply take bit of time,
willingness, and genuine customer concern to resolve. The issues faced by the HOA Board are vast and often complex –
however listed below are a few of what will be my key focus areas.

Very good question, and one I considered until the last moment. Ultimately I believe it's important that as homeowners, we have a good selection of candidates to choose from when these elections come up. If there had been 6 or 7 others with diverse backgrounds and strong experience, running for the 3 positions - I wouldn't have run. But as it is, there are only 5 running, including myself. If I had dropped, then there would only be 4 - in which case - there's almost no competition at all. The worst thing that happens to HOAs over time is - no one runs and those sitting become a permanent board, where they take turns appointing each other - forever. When this happens - anyone challenging would face a steep uphill battle and the BOD itself would, over time, become less and less responsive to homeowner concerns. I lived in a community like this and really don't want to see it happen here.
So my small part in helping is to run and hopefully force a decent competition - such that no matter who wins - they know they have competition in the community - which makes us all a bit more attentive.
Full disclosure - I assumed the same thing and initially did not plan to run, even though I saw the need for more candidates. But to be sure - before tossing my hat in the ring, I asked CDD management if there would be conflict of interest issues with me being on both boards. Tish Dobson, the CDD Manager assured me there wasn't any concern. Actually, I think having the bridge between the two organizations would be a huge value, as currently there are disconnects and misunderstandings between the two boards which is often evident at some HOA meetings when incorrect information relevant to CDD policies gets put out.
If there is ever an instance that the HOA is voting on a matter impacting the CDD /or/ vice-versa, I would recuse myself on that particular issue. However, with each body being independent, one Public (CDD) and one Private (HOA), it's unlikely either could pass anything that would impact the other in a significant way. The only possibility I can imagine would be a cost-sharing agreement of some kind for a particular project.
We had a homeowner send us a concern that the overnight parking rules are not being evenly enforced for the community center parking lot - noting that it appears some cars are parked there for weeks and possibly even using the space to sell used cars. I am somewhat limited in my ability to respond to current issues as I'm not currently on the board and not aware of what's been reported or if anything is being done to address what was mentioned. My understanding is overnight parking isn't allowed at the amenity center lot and I know it has been enforced in the past. Nevertheless - equal enforcement of community standards and rules are my Number 1 & Number 3 focus areas listed above. Enforcement of our community restrictions is our Management Company's primary duty - and the unequal or non-enforcement of some over others - leads to confusion and even encourages others to ignore the rules. If the current staff are in fact doing enforcement actions - this needs to be made more clear. For example, without naming names - the property manager should provide updates on enforcement actions at each HOA BOD meeting. This would at least show us that action is being taken.
Customer Service is a core value and my expectation is that any homeowner (customer) request sent to the property manager, should have some sort of response within 48 hours. I think this is reasonable and it's how I conduct myself with my own customers. If elected - I would address any management communication concerns directly with the Property Manager and get them resolved.
On the garbage cans - I know from my prior term that this one can be difficult to enforce as it requires multiple trips a week through the neighborhood - but those who do it all the time are fairly easy to spot and should get violations. Again - the fair and consistent application of enforcement is a primary part of my platform.
Street parking is a CDD issue - and being a current CDD Supervisor - I can tell you this is being worked on. At the NOV 7th CDD Meeting there will be a public hearing on a new parking policy being put into place to deal with exactly the issues you're calling out. Some homeowners oppose this policy due to limited parking space in the community overall - but it has become a fairly serious safety issue. Well - for one, I'm not selling anything. Unlike the dozens of solicitors we typically see in our community - from the solar guys, to the lawn mowing guys, to the housekeeping businesses // all of which we see literally everyday // Im not selling anything with my door-to-door vote canvasing effort. I am campaigning for an HOA Board of Director position. My name is on the official ballot and I am an official candidate -as such- I have the constitutionally protected right of Free Speech under the US Constitution's First Amendment and in the Florida State Constitution - and specifically the right to Political Speech
So I do have the right, in Florida, to go door-to-door and ask people to vote for me.
In the case of political speech and specifically in the case of HOA Board Elections - The HOA and the currently sitting Directors - are forbidden by state law from interfering in these elections in any way.

But Why the Door Hangers?
Well - in our neighborhood there are very few ways to reach everyone - especially within the very short time frame allowed for this election.
The neighborhood Facebook Page isn't feasible - as the general tenor of the Community Facebook page is negative, argumentative and not conducive to reasonable discussion. - and besides - only a very few actually view it on a daily basis. This unfortunately is true of most Social Media - so that's not a specific criticism of our neighborhood's page.
Mass mailings are prohibitively expensive and would likely arrive too late at people's homes - if it was even seen at all.
Door-To-Door canvasing is the most effective means of campaigning - but knocking on doors and ringing doorbells is intrusive - it would wake sleeping children and upset pets. I don't like it when I get those knocks and I know others don't either.
So I chose the door-hangers as the most non-intrusive way to canvas door-to-door. With the overall purpose being to inform people of the vote, provide information about the needed 310 vote quorum and to point them to this website should they have any questions.... just like you have done.

As far as "trusting me" - I have a record of demonstrated service to this community that I whole heartedly stand behind - as a former HOA BOD Member, my Service on the CDD and on the current ARC Committee. My efforts on the ARC alone have significantly reduced the wait times for approvals and I led the effort to get much needed changes to the old ARC Guidelines that have benefited everyone in the neighborhood.
So taken as a whole - I hope its clear that my objective is simply getting information out and trying to encourage our homeowners to participate in these activities that directly impact them. Way too many simply don't pay attention and since moving to this community - I've not seen any other neighborhood vote canvasing or Get Out The Vote - efforts. I think community involvement is very important for the protection of our rights. Not just in our community, but in our county, our state and our nation.... but it all starts at home..... one door at a time.
